The Look

Rua de S. Paulo, 246 - Bica

The center of Lisbon is a unique and authentic place that houses architectural treasures that have been rediscovered over the years. Built in the 18th century in the heart of rua de São Paulo, one of the most active and important streets of the city, this charming building attracts the attention of those who pass by. Besides the location, it is a dream to live in a place full of history. More than eleven years have passed since the last restoration works of this building, and the features of degradation were naturally visible, with some structural elements deteriorating, as well as the disappearance of many of the decorative elements, such as tiles, which are now almost non-existent, reduced to small areas of panels. Despite the proposal to consider the rebuilding of the building, the demolition and execution of some of its areas and elements was really necessary.

The Place

The building, which was vacant, had a commercial occupation on the ground floor and housing in the remaining 5 floors. It was intended for housing and commerce and was built at the end of the 18th century still with traces and characteristic elements, such as the shed guillotine of the Alçado Nascente that leads to the steps of the Calçada da Bica Pequena. The last floor seems to have already been made in the 19th century. The proposal presented particular care in the recovery and maintenance of a large part of the original construction that was mostly in a state of degradation, providing it in the most subtle way with all the infrastructures necessary for the implantation of the projected valences.

The Work

Any work of recovery is always a unique situation in itself, even in the case of intervention in similar buildings. The state of conservation of each building, location and surroundings, size and geometry, as well as specific values, always imposes a new look that seeks to interpret the related issues, pondering the type of actions and proposals to be implemented. In the specific case of this building, taking into account its constitution, as well as its constructive and compartmental typology, it was proposed to recover / change its housing use, with the exception of floor 0 for commercial purposes. Given the nature and size of the dwellings, the architectural project integrated the subdivision of existing floors, considering two dwellings for each floor from 1 to 4 and a single dwelling on the 5th floor (attic and roof truss). In terms of intervention, it was clearly pointed out that most of it was rebuilt, either from the structural aspects or from the point of view of the compartmentalization of the building, proposing the constitution of 9 dwellings according to the set of adaptations: three 1 bedroom dwellings and six two bedroom dwellings.
